As you know the web is a powerful tool. Many Real Estate Agents live and die by the marketing programs they choose. If you are an agent, know and agent or want to be an agent check this out and you will catch my drift. Below are pictures of homes that I found on the internet. They were all being actively marketed at the same time throughout the USA. My search took only about 20 minutes time but It was a good example of what I have seen for way too many years. My search term was "pictures of homes for sale" on google and as you will see below the pictures are representative of what I found on the average. I also did a search on "million dollar homes" This was very Interesting because you would think that the photos would or should have incredible "curb appeal". But its quite the opposite and as you will see there is not much "curb appeal" in many of these "million dollar homes" online ads. I watch a local real estate show here at home once in a while on sunday mornings, they are about the same quality of curb appeal photos too. I think realtors should not try to be photographers! Please stick to selling and making the transaction go smooth for the familys involved. Or help them understand the importance of curb appeal. If you hire a professional photographer alone you will greatly improve the odds of selling the home. If you hire a quality landscape designer and do what they ask you will likely triple the effect. If you are a builder and have model homes I highly suggest the use of "Landscape Imaging" for your rendering instead of line drawings. It will impress your canidates and quadruple the interest and effect . So here we go....a five minute lesson on home marketing and curb appeal.
First of all...why not show off a home at night time? This photo is nice, maybe just a tad more color the right price and I predict this beautiful home will sell quick.
Maybe the house is a little extravagent for most people but landscaping sells! The money spent on annual flowers and some shrubbery will possibly bring tens of thousands extra to the previous owner. This is pretty typical of what I see day to day. Beautiful model home and no color out front!
This was a small photo but at least more colorful.
And still yet just ok. Blue sky,green grass, some well placed trees, the sun behind you when taking the picture. All good when composing the shot. Add $100.00 worth of annual flowers and the right tone and add thousands instantly. This is your first and last impression...right here!
This is a great drawing, but it lacks what you need to properly market and move a house quickly. If this home is under construction and no other model is available then I guess its ok. But I know that it is not the case here, and this builder has been building many of this particular model. Take a nice photo of this house and have a professional landscape designer do imaging/rendering and you will be very surprised at the result.
This rendering is ok but isnt it expensive to have an artist spend all day drawing this picture? And still its obsolete compared to modern "digital landscape imaging".
HMMMM.... no color ! In the world we live, your viewer may only have 5-10 seconds before moving on. Is this what you want them to see? You may have very little time to get this home sold because maybe you are a builder and you are starting another home next month. How long are you going to let it sit? How much does it cost you every month it sits? Why not have "Chamberlin Landscape Imaging" come to the rescue! This is "low budget imaging" hopefully free... you can do better.
How much did this rendering cost? $2,000.00 or more? Imaging could have done the same and looked more realistic for less than $350.00
I get the idea, but again the cost to render with a painter is very expensive.
Wow! Dont go too overboard now! Line drawings are for the builder not the customer.
Again, another home worth over 1 million $$$$ dollars being poorly introduced to the world. Like I keep saying the realtor just doesnt get it. The homeowner should have been consulted into spending at least a couple thousand bucks, maybe add a little something to kick it up a notch. (color would be nice) and rake the leaves. Then go take a quality photo sell it quicker and move on to your new improved neighborhood and home. Actually you could market this home with a "landscape image" and say "rendering of proposed landscaping" somewhere and not spend the money on actually landscaping. Maybe the new prospect likes the rendering, has the landscaping done, makes a couple changes and bam! they're happy, your'e happy and you didnt have much risk involved.

$1,195,000.00!!! You should to be able to see the house. And look its only $5,518.00 per month.
$8,250,876.00 or only $38,102.00 per month Yes that is a real screen shot, I hope the virtual tour is a lot better! Come on this home deserves more...
This is landscaping! But you dont have to live in a place like this to have it! Or to make a profit on new Landscaping before selling. Imagine we take the trees away from this scene, also the flower beds and the night lighting too, lets pretend the photographer is also a realtor and has the contrast all wrong too. What kind of picture are you getting? How much do you think the trees and lighting cost? Even if it cost 50k for trees and lighting ..the owner might be able to ask another $300k for the killer look... The warm fuzzy feeling. The prestige! The wonderful place to go and get away from it all after a long and hectic day, week or month since you were home last. This is why you need to do it and do it right! Sorry to pick on realtors, But you are the front line and are the most important persons involved in the above transactions.
